Properties developed for fractional ownership have three structure selections. Owners can choose 1/8, 1/6, or 1/4 shares. Properties are individually organized as limited partnerships allowing for a limited number of partners/ owners to share in the property’s total costs. USREC organizes the limited partnerships, and manages the developed properties for owners. In addition to gaining access to a new, beautiful rustic-styled recreational home, owners can elect to rent their unused portion of weeks available for occupancy, and receive their proportional share of rental income and tax deductions. Upon sale of the property, which is generally anticipated seven years from its completion, partners receive their share of its potential appreciation as well as the amortization.
